Remove storage space

If you remove the storage space from the existing house, of course, reduce the total value of the property. This can include removing cupboards, converting garages or removing existing memory shed.
“Storage is a large sales argument. If you can add storage rooms or installations that increase the value of your house,” explains Kevin Mclister, Lead project manager and production manager for Bolt Builders.
If you are looking for a worthwhile renovation project to increase the value of the house, you should use a new cabinet where there is currently no use or install a shed for the farm.

Conversion of the full bath into half baths

The bathrooms are one of the most common functions for a buyer of homes that you can concentrate on when looking for a new house. Therefore, it is a bad idea to remove bathrooms or convert full baths into half a bath.
“Some renovation work is well intended, but in the long run can be a bad service for the house,” says Mclister. “We had customers who wanted to remove a powder room or take out a shower that can lead to fewer bathrooms.”
Instead, add an additional bathroom to your house. If you do not have the space for this type of renovation, you should simply update the existing bathroom with new toilets, wash basin, sink and a shower, a bath or a combination of both.
Elimination of bedrooms to produce oversized cupboards

Another feature on which the buyers concentrate from homes is the size and the number of bedrooms.
Jo Rich, architect, main designer by J Rich Designs and Designer at Raydoor Sliding Walls & Doors, says that some “projects that usually do value, bedroom for the production of oversized cupboards and cheap DIY surfaces (uneven tile, incorrectly oriented equipment).
It is best to leave the bedroom where you are, although you can increase the value of the house by building an additional bedroom in an otherwise unused basement room. Depending on the layout of the house, this could also increase the attraction as a rental property if you insert a bathroom and a kitchen in the basement to create a separate living space.
Excessive thematic or newness dreams

It is, of course, to fill your home with things you love, but if you sell a property, excessively personalized rooms can actually affect the value of the house.
“Buyers pay for a broad attraction and function, not for a highly specific taste or the visible DIY links,” says Rich.
Skip your personal details during a renovation and focus on neutral and high impact upgrades, e.g. B. the refreshment of the color, the improvement of the lighting and the replacement of outdated devices with timeless options.
High maintenance landscape design
Some outdoor projects can look great and contribute to the value of the house. However, if you use functions that most people consider, such as a large flower garden or detailed hedges, the buyers of homes simply see it as more work.
“High maintenance landscape design and closely targeted features such as Gimmicky Pools can also be risky projects,” says Rich. “These decisions increase or reduce desirable living space outdoors.”
A better option for nature is to focus on improvements that require less maintenance and have a definable function for buyers, e.g. B. the installation of a fence around the farm for privacy and security.
Niche upgrades

Certain upgrades have a very niche, which can reduce the value of their property depending on the neighborhood, e.g.
“Renovation work can lower the value of houses if they become excessively personal, or add ongoing maintenance costs for personal wishes that the buyers switch off,” says Rich.
Instead of opting for these niche upgrades, invest in energy -efficient systems such as upgrading old doors and windows, in new devices, the replacement of the HLK system or even updating the roof and insulation.
Arm done or poorly planned renovation work
Regardless of which renovation project you choose, the result must be of high quality if you want to increase the value of the house.
“Even if a renovation looks good on the surface, sloppy workmanship, uneven floors, crooked walls or poorly installed windows and doors will reduce the value of your house,” says Mclister.
It is better for most do -it -yourselfers to concentrate on cosmetic upgrades that they can do well themselves, e.g. B. painting or replacing the hardware on your cupboards, cupboards, drawers and doors. This simple change increases the value without being forced to learn a special ability.
