Site plan submitted for McCords Used Car Sales in Battle Ground north of McCords RV and More

A McCords Used Car Sales property north of the current McCords RV and More was submitted to the city of Battle Ground for a standard land use decision and site plan review in November.

The land use resolution application for McCords Used Car Sales was submitted on November 12th and was scheduled to begin review by city staff on Monday, November 24th. There were no further updates on the status of the land use decision as of press time, but the project description states that construction is expected to begin in 2023-2024.

The project description details that the site will be a 1-acre paved lot for used truck sales, including a small 1,200 square foot sales office building. The site plan shows the used truck display frontage along Southwest 40th Street and Northeast 120th Avenue with a new access point to Northeast 120th Avenue. The parking lot will also be accessible via a shared driveway with Concrete Specialty Supply on Southwest 40th Street.

The developers expect the car sales plaza to generate approximately 32 new trips daily on the adjacent public roads.

To meet the City's design requirements under the Twenty-Year Comprehensive Growth Management Plan, parking spaces must be located behind and to the side of buildings rather than on the corner of two streets. Regarding the used car parking lot, the project narrative states that the building is positioned so that display vehicles are visible from adjacent streets.

The site plan would also include wide sidewalks directly to the sales office building, connecting to new public sidewalks along Southwest 40th Street.

The project will also create facade improvements with walkways, tree planters and benches.
