NEW YORK, NY – The historic facade of a New York City landmark has been meticulously restored in a project that combines modern construction expertise with a deep respect for its architectural heritage. Central to this effort was a meticulous process of inspection, documentation and repair work, led quietly but diligently by Cherry (Xinyi) Qu, the project's designer and coordinator.

The restoration addressed years of wear and tear on the building's ornate façade while balancing the need to address structural issues such as cracks, leaks and decay with the responsibility of preserving its historic character. To accomplish this, Qu conducted detailed on-site inspections, mapped defects, and developed elevation drawings that guided the repairs while respecting the building's original design. Their analysis of inspection photos and defect mapping provided a clear visual roadmap for repairs, a critical step in ensuring structural integrity and aesthetic preservation.

Qu's role extended to solving water infiltration problems through moisture testing conducted in rental spaces using specialized tools to locate leaks and damage. She summarized the results in detailed diagrams and notes that served as the basis for precise repair recommendations. By preparing comprehensive historic preservation reports for the Landmarks Preservation Commission (LPC), Qu ensured that all proposed solutions met historic preservation guidelines while seamlessly integrating with the building's historic fabric.
Beyond the desk and diagrams, Qu's coordination during construction was equally crucial. She oversaw weekly site visits to monitor progress, visually document repairs, and ensure compliance with approved designs. Their on-site coordination ensured that contractors followed repair strategies precisely, while their careful photo documentation – before, during and after construction – created a visual archive of the building's transformation.

In addition to overcoming technical challenges, Qu facilitated communication between all stakeholders, including contractors, regulators and tenants. She played a key role in the selection of the contractor by leading the bidding process, writing query letters, and evaluating candidates to balance project objectives with both functionality and design. Throughout the project, Qu also placed great emphasis on communication with tenants, ensuring they were aware of scaffold placement and safety measures, bridging the gap between construction logistics and residents' concerns.
Qu's design expertise also helped modernize the company's visual identity and public relations. She led the redesign of the company's website, incorporating interactive features such as a project map linked to Google Maps that showcases locations and metrics such as customer retention rates. Her design work spanned the creation of custom Christmas cards, email brochures and marketing materials, all of which improved customer engagement and reflected the company's evolving brand identity.

“A restoration of this magnitude requires more than just repair; “It's about responsibility,” said Qu. “It takes a keen eye for detail, the ability to communicate across disciplines and a deep understanding of both history and design to deliver something like this.”
The facade restoration not only rejuvenated a significant piece of New York's architectural fabric, but also highlighted the invisible amount of work required for such projects. Through Qu's work, the building is a testament to how design, technical expertise and preservation can converge to preserve a city's heritage for generations to come.
