Nearly 400 additional housing options have been added right on the doorstep of the Atlanta Beltline's Southern Crescent.
The Upton, an apartment building with unique skyline views and access to the Southside Trail, has officially begun leasing at Chosewood Park, two and a half years after breaking ground on a vacant lot that once housed warehouses.
The 430 Englewood Ave. project. — located on a 10-acre hillside west of the boulevard — is expected to make its first move-in this month and complete construction in March, according to developer META Real Estate Partners. The region's development push continues as the entire five-mile Southside Trail moves ever closer to reality.
The Upton adds 396 rental properties (but no retail properties) to the neighborhood. They range from 527-square-foot studios ($1,525 and up per month) to three-bedroom, two-bathroom options (1,350 square feet) that start at $3,530.
Developers describe the Upton's amenities (16,000 square feet indoors alone) as “unmatched,” as curated by property management agency Gallery Residential. These include a fitness concierge for the two-story gym, pool areas, rooftop gathering spots, courtyards and a 40-plant edible garden from Atlanta-based Natural Born Tillers.
The building's artist-in-residency program, Grounded-In-Your-Light, has put out a national call for artists and is offering 18 months of free rent and a stipend. Local mixed media painter and muralist, Lacey Longino, A beneficiary of the artist residency program will create installations for The Upton's Paseo and the nearby Skylark Apartments and Red's Beer Garden, according to officials.
The Upton Building includes a six-and-a-half-story, 539-space parking garage with a rooftop area on the top level.
It connects nearby rental options like this Cloud leaf on the boulevard and the comparatively massive loner Community a little further west on the way. Other large-scale residential projects in nearby blocks include the Massive by Empire Communities zephyr Project that will ultimately create 1,000 units of for-sale townhouses and apartment buildings on 34 acres.
Just north of The Upton is the 1.9 mile Southside Trail Section The connection between Boulevard and Pittsburgh is currently fully under construction. Completion is scheduled for early 2026, in time for the World Cup games in Atlanta.
The Upton site is south of The Beacon, a former warehouse district turned food, beverage and retail hub. The 5 hectares Boulevard Crossing Park— where the Beltline announced a 25-acre expansion in 2019 — is directly east. (This green space expansion is fully planned, but is on hold pending funding, according to Beltline leadership.)
Meta Real Estate Partners, based near Sandy Springs and formerly SWH Residential, also owns Old Fourth Ward's North & Line in its portfolio of residential projects near the Beltline.
Upton's Atlanta-based development team also includes Dynamic Design (architecture and interior design), B+C Studio (landscape architecture), Kimley-Horn (civil engineering), and Fortune-Johnson (general contractor).
