Ray Kappe not only helped define the architectural ethos of Los Angeles in the 1950s, 1960s and beyond; The late architect and educator co-founded the highly regarded Southern California Institute of Architecture (SCI-Arc), now located in downtown LA's Arts District. Given his undisputed position as a renowned architectural innovator, his designed homes are a sought-after and special event whenever one comes up for sale.
A contemporary marvel in Santa Monica Canyon, new for $10 million, was designed by Kappe in 2012, seven years before he died at age 92. The design emphasizes Southern California's indoor-outdoor living and the structure has achieved LEED Gold certification, one of the highest ratings for environmental sustainability. F. Ron Smith and David Berg of Smith & Berg Property Group share the listing with John Skinner at Compass.
New focus
The property offers unobstructed views across the mountains to the Pacific Ocean from its airy interior and multiple outdoor spaces. The master suite, for example, offers a private terrace perfect for watching the sunset over the water, or you can enjoy the ocean views from the elegant shower in the bathroom.
A pool and infinity spa are complemented by covered and uncovered terraces for relaxing, while there is additional outdoor space on the rooftop terrace, where there is a fire pit to gather around while enjoying the cool sea breezes.
The open floor plan includes a double-height foyer with a floating staircase and a huge Corten steel fireplace with marble hearth that sits between the living room and dining room. The Arclinea chef's kitchen features Wolf and Miele appliances, a textured Crocodile Caesarstone backsplash, and a minimalist butler's pantry.
New focus
In addition to the master suite, each of the three guest and family bedrooms – one of which is located on the main floor – has a private terrace, while an airy study, a cozy media room and a two-car garage complete the home.
Kappe has designed more than 100 homes and several have recently come up for sale. In early 2024, one of his last commissions came on the market for $16 million; a few months later, two midcentury condos in the Hollywood Hills hit the market for a combined $1.9 million; and earlier this year, a 1980 glass, concrete and steel home in Santa Monica's Rustic Canyon sold for $3.65 million.
