The road maintenance truck was parked at the top of Mousehall Farm Road in Brierley Hill before suddenly rolling down the steep road and towards houses.
The truck, believed to be loaded with asphalt, went straight through several garden fences and crashed into three vehicles, but was only able to stop when it crashed into the front of a bungalow, with the driver jumping out of the cab just before the final impact.
Two hatchback cars and a white van were hit, trees and two dividing fences were also destroyed, but fortunately no one was injured in the incident at around 2pm today, West Midlands police officers at the scene said.
The bungalow and the adjacent bungalow were apparently unoccupied.
