At the heart of Australia's first inland city stands an ocher masterpiece brimming with potential.

Situated on almost an acre of land at 104 Bradley Street in Goulburn, Carrawarra House offers a unique blend of historic architecture. The two-story home combines popular styles from the Victorian era, creating a special sense of place that captivates visitors from the moment they arrive.

Carrawarra House was built in 1883. It has six bedrooms and numerous living spaces, as well as formal dining, parlor and living rooms.

When you enter the house, the atmosphere is immediately impressive.

“I love the generous proportions throughout the house,” says sales agent Justin Gay of Ray White Goulburn.

“They have magnificent 14-foot ceilings, wide archways and large windows all around, but it's the little details that really grab your attention. Even the architraves and cornices are beautifully detailed and preserved.”

The dining room's original open fireplace with carved wood surround is sure to be a hit with entertainers.

Across the hall in the drawing room, a classic bay window provides the perfect spot for a morning coffee.

Perhaps the most striking feature inside Carrawarra House is the original grand cedar staircase. It has been carefully restored and showcases exceptional craftsmanship with fine wooden and wrought iron balustrades, softly lit by a tall stained glass window.

Upstairs, Carrawarra houses a huge master suite, formal lounge, two bedrooms and a powder room.

Picture windows line the external walls, capturing plenty of sunshine and expansive views of Goulburn's leafy suburbs. In the evenings, the natural light is replaced by a warm glow from the ornate chandeliers on the ceiling.

Carrawarra House sits on a 3740 m² plot, framed by mature trees that offer plenty of privacy.

The home's expansive green lawns, brick pathways and lampposts provide a simple, fresh base to build on.

“The foundation has already been laid for something truly spectacular for Carrawarra’s next owners,” says Justin.

“It's easy to imagine English-style gardens for alfresco dining, or a spectacular outdoor entertainment area with an open lawn for the children. You could even create an orchard and grow your own fresh vegetables.

“There is more than enough space to create whatever your heart desires.”

The property is currently zoned mixed use and has an approved planning application for a rear extension. Because of its versatility, Justin says the possibilities are endless.

“So far, visitors have been blown away by the potential of the house, perhaps even more than its history and appearance,” he says.

“If Carrawarra were restored to its full glory it would be a stunning historic residence, cultural centre, wedding venue or boutique accommodation.”

Goulburn itself is rich in history and character.

The community celebrates the best of small town living, with all modern conveniences close by and lots of friendly faces along the way.

There's always something going on here, be it the weekly park run, monthly markets or annual events like the Australian Blues Music Festival and the Steampunk Victoriana Fair.

“Goulburn is quite well known for its historic architecture. Our heritage is proudly on display everywhere you look,” says Justin.

“We are surrounded by a beautiful cool-climate wine region and have easy access to Canberra, Sydney and the south coast.

“At its core, Goulburn is a country town with urban amenities. Carrawarra's next stewards will be part of a committed, friendly community that cares about its people and appreciates the little things.”

104 Bradley Street in Goulburn will be auctioned on Friday, November 14, with a guide price of $1,500,000. For further information contact Justin Gay on 0429 795 507.
