A new apartment building called Broadstone 200 is currently under consideration for the 200 112th Avenue NE location. The project involves the demolition of an existing three-story office building and its replacement with two interconnected residential towers. One tower will be eight stories high, the other nine stories.
The project includes 304 market-rate apartments and 304 parking spaces in an underground parking garage. The facility will also offer residents several amenities, including an indoor fitness center, club room, outdoor plaza and rooftop space.
Designed by Urbal Architecture, the building's design includes a three-story concrete podium. The podium will have two floors below ground and five floors of living space above. A total of 304 apartments will be created across the two towers.
The total size of the project will be approximately 409,269 square feet, including more than 3,370 square feet of outdoor space for residents. Additionally, the project will include a 4,039-square-foot fitness center.
Construction on Broadstone 200 is scheduled to begin in March 2026, with project completion scheduled for summer 2028.
Originally, an office building with around 30,000 square meters of office space and some retail space on the ground floor was planned for the site. However, those plans have changed, and the new proposal instead focuses on creating residential housing. The opening of the office building was originally planned for 2025.
