The chances of the former MEC car shopping building on the West Broadway in Vancouver again serve as a temporary Halloween shop by Geist, whereby this Halloween season may be the last.
An application for a new development permit shows the revised design of the project for the first time in very rough sketches of the overall form and the height in the public hearing in May 2024, where Vancouver's city council approved the application to re -recharge the city administration after the city's employees were redesigned.
The project for 130 West Broadway, which is located on the southeastern corner of the intersection of Columbia Street and West Broadway – is led by Reliance Properties and Quadreal Property Group and is planning by the architecture company Arcadis and P+A Landscape Architecture.

According to the newly submitted application, there will be a 29-story west tower with 321 feet and a 22-story East tower with 249 feet.
It will have a total building area of 438,000 square meters over its property size of around 52,500 m² – a density of the floor area (far) of 8.33, a building with a floor area that is more than eight times the size of the property. This corresponds to the 444,000 square meter floor area of the rezoning and well over 8.5.
The biggest change in the project since its recovery seems to be with the low point. The approved reconciliation enables four underground levels to absorb 195 vehicle parking spaces. However, the development permit for the application for low -point parking for 87 stands requires the various commercial uses of the location.
The project site is located within the provincially prescribed transit-oriented areas (TOA) of the Broadway City Hall station from Skytrain (in the Cambie Street; future exchange between the Canada line and the Millennium Line) and the future Mount Pleasant Station (in the Main Street). As part of the legislation, minimum parking demands for residential buildings within the toas were abolished, and the city of Vancouver has gone one step further for both residential and non-residents with the recent abolition of the minimum parking demands.
Both stations are about eight minutes on foot from the former MEC building site.

There will be 532 secured, earmarked market rental houses, which is a slight increase compared to the 514 units of the rezonier.
The lower floors of the complex, one of a common one-story basic podium, including commercial purposes, including retail space for a possible large grocery store on the ground floor, two floors of other retail applications for the west tower and two classifications of the restaurant for the East Tower. The second level of the retail and restaurant area also activates a private public space (POPS) on the roof of the base podium, landscaping, covered outdoor areas and a special terrace area for the restaurant.
