Plans to partially demolish a shopping arcade in Leicester and build apartments and shops have been submitted.
A separate plan to demolish the Odeon Arcade, which links Market Place and Cank Street, was rejected by Leicester City Council in September 2023, branding it “presumptuous”.
Now Odeon Arcade Ltd has submitted a new application to build 13 retail units and 39 apartments on the site in a five-storey building.
The previous proposal was rejected due to “a number of important and fundamental issues”, but the latest applicant said it had taken into account the reasons for the rejection.
The new project plans to retain the market square facade and provide bicycle parking spaces.
City council planners noted that the previous designs would have provided unacceptable living conditions for future tenants and criticized the “excessive size” of the building.
The planning documents for the current application state that it is a renovation “represents an opportunity to rejuvenate the environment” and describes the new design as “innovative but not intrusive or out of place”.
They add that the proposed structure will be “not dissimilar in height and size to its immediate neighbors at Market Square No. 30 and No. 40, which also comprise four and five storeys respectively.”
