A new mid-rise apartment building planned for a single-family home-heavy neighborhood in Byron is designed to address a need for the area's “missing mid-sized” housing, the developer says.
Tricar group plans to combine the now five single-family properties into one to create a six-story, 67-unit building at 1378-1398 Commissioners Rd. W., complete with 72 parking spaces accessible from Reynolds Road.

The company recently completed a similar project in the area that saw strong demand, he said Adam Carapella, Vice President of Tricar Group.
“This is a sensitive infill area that provides some of the missing middle housing everyone always talks about, low-rise typology in an established neighborhood within walking distance of shops, restaurants, supermarkets, pharmacies and the like,” he said. “So we think it ticks a lot of boxes this way.”
The current project was also influenced by recent changes to London's official planning document, which allows higher heights and densities on main streets, Carapella said.
Tricar held an information session about the project in November that mostly went well, he said. Common concerns such as tree protection and privacy fences were raised, but also interest in living in the building, Carapella said.
District 9 district. Anna Hopkins said she would like to see more of this group of commissioners. She agrees that the area is well stocked with amenities, having seen several townhouses, condos and apartment buildings pop up in recent years.

“I look forward to hearing more from the community,” she said. “If you look around, we have schools, we have a shopping center, we have a main road, we have buses along that route. So those are the things that can support the filling.”
Hopkins said she is also interested in how the city can increase commissary safety for pedestrians and cyclists. Although there are sidewalks and painted bike paths on both sides of the street in the building's area, these are less consistent near the intersection with Boler Road.
A public meeting on the proposal will be held during a meeting of the City Council's Planning and Environment Committee on February 19.
At the next meeting of the Planning and Environment Committee on January 7th, only a few housing proposals are on the table:
