Riad – The Ministry of Community and Housing has presented extensive health, security and technical requirements for group residential institutions throughout the kingdom and covers the height and space for buildings, the location, the noise levels, the availability of parking spaces and other essential services.
The regulations classify group apartments in three categories – residential buildings, residential complexes and mobile cabins – with capacities of 500 to 10,000 people.
For residential buildings, the capacity is limited to 500 inhabitants, with a special Saudi supervisor being responsible for the company.
Each bedroom must deliver at least 4 square meters per person with no more than 10 inmates.
The facilities must include two kitchens, toilets and bathing facilities for all eight residents, rest areas, laundry rooms, climate control, drinking water, cleaning services and pest control.
Residential complexes can accommodate up to 10,000 inhabitants and must have similar living space and occupancy standards as well as two kitchens on a floor, a prayer room, laundry facilities, emergency rooms per 1,000 inhabitants and one medical clinic per 5,000.
Mobile cabins that were developed for temporary use in projects follow the same occupancy rules and must include central cuisine, a prayer room, health insulation, laundry facilities, emergency rooms, clinics and climate control.
The license requirements require the prior approval of the responsible authorities, including building permits, execution plans and documentation of public health and security.
Projects must ensure brand alarms, first aid devices, regular maintenance, access to emergency and accessible facilities for people with disabilities.
According to general planning rules, built areas may represent 40% of the property.
The locations must include fuel stations, EV charging points, repair centers, commercial and service areas, shaded parking spaces, pedestrian and bike paths, leisure facilities and modern lighting.
For all 100 inhabitants, a parking space and 50% of the population and special places for disabled access must be made available.
Architectural standards require safe stair railings, window biscuits, roof barriers, rainwater drainage, waste disposal systems for high -rise buildings and facade structures that correspond to urban codes.
The prohibitions include border walls for residential buildings on commercial roads, barriers over fences and the division of air conditioning systems or satellite dishes into balconies.
Mobile cabins must meet electrical, sanitary, ventilation and insulation standards with steel or aluminum frames, composed isolated walls, pack thread and pitched roofs that are designed for frequent means of transport and heavy operating loads.
