Boat docks, private beaches and pools led to another record year for luxury home sales across the Rock Hill region.
In York, Lancaster and Chester counties, 185 homes sold for $1 million or more last year. That's 50 more sales than in 2023, the highest on record, representing a 37% increase in such sales.
Additionally, there were 16 sales worth $2 million or more last year, doubling the 2023 peak.
The nearly $250 million in sales last year for seven-figure Rock Hill area homes alone is just part of the expensive real estate equation. If you add deals worth millions for parts of new developments or large vacant residential properties, you get a total of almost 390 million US dollars. This figure does not include residential construction contracts.
So what did shoppers get for all these purchases? Here's a look at the most expensive home sales and the property features that made them possible:
Rock Hill area home sales valued at $2 million
▪ The region's most expensive home sale last year was a September deal for a home in the 2000 block of Bessbrook Road in Fort Mill. The $3.4 million lakefront home is more than 6,900 square feet. Bessbrook, accessible only from North Carolina, leads to a small cove on Lake Wylie that lies across from the main peninsula, Tega Cay.
Sales listings before the deal described a private beach, docks for boats and watercraft, two master suites, two full kitchens, a security room, a movie room and other amenities on more than 2 acres. The five-bedroom, two-level house with a basement has a total of 22 rooms.
▪ In early November, the home on the 1800 block of Martha's Vineyard in Lake Wylie sold for $3.3 million. Built three years ago, the four-bedroom, five-bathroom home is more than 5,600 square feet. The sales listings for the waterfront home describe lake views throughout the property. There's a gourmet kitchen and an outdoor one, a saltwater pool and spa, a sandy beach and a private dock. The three-story, 20-room house even has three laundry rooms.
▪ A nearly 6,400-square-foot Lake Wylie home in the 5200 block of Mallard Point Drive sold in January for $3 million. The two-story home with a basement on Beaverdam Creek features a wine cellar, a boat dock and a sloping pool overlooking the lake.
The home featured four bedrooms and four and a half bathrooms. It has nearly 15,000 square feet of space, including outdoor living areas. The home, built in 2016, sits next to one that once belonged to former Carolina Panthers head coach Frank Reich.

▪ A River Hills home on Sunrise Point Lane in Lake Wylie sold for $2.8 million in mid-July. The almost 7,000 square meter house was built in 2008. It is a home at the tip of a large peninsula, with both the front and back of the home facing the lake. The sales listings show a home with five bedrooms, five and a half bathrooms, a boat dock, a family room, a game room and a gym. It is two-story and has a basement.
▪ A Lake Wylie home in the 200 block of Blue River Road in Lake Wylie sold in August for $2.4 million. It is more than 7,700 square meters and was built in 2008. Sales listings for the five-bedroom, three-and-a-half-bathroom custom home on nearly 5 acres show a pool, wooded grounds, and indoor-outdoor living spaces. The house also had investment potential. The home also sold in August 2023 for more than $2 million. A year and a week later, it sold for $270,000 more.
▪ The last sale of the year for over $2 million came in early December, when a home in the 2100 block of Lometa Road in Lake Wylie sold for $2.4 million. The 5,300 square foot home on Big Allison Creek was built in 2019. Sales listings include a boat dock and watercraft elevators, a freshwater pool near the lake and full-length windows with water views. The house has five bedrooms and six bathrooms.

▪ $2 million, 900 block of Wessington Manor Lane, Fort Mill
▪ $2 million, 500 block of Tirzah Road, York
▪ $2 million, 500 block of Joslin Pointe Lane, Rock Hill
▪ $2 million, 7000 block of Barrington Ridge Dr., Indian Land
▪ $2 million, 1,000 block of Bayberry Place, Lake Wylie
Sell large residential properties
Other high-priced residential property sales occurred not in expensive houses but in large open spaces. There were 23 residential sales in the region that reached the million dollar mark. They grossed a combined $58.2 million.
These sales included 1,515 acres.
In October, an Oregon company purchased 340 acres at River and Cheyenne roads in western York County in the largest sale by area. Charlotte builder Esquare Homes had the second largest property by area in June at 210 acres in Lancaster County along Chaffee Road, Michaw Street, Marion Street and Hudson Street.
New subdivisions create real estate sales
When builders create large subdivisions, it is common for a collection of residential lots to be completed in a single sale immediately before construction begins. New neighborhoods like Elizabeth in Fort Mill and Fergus Crossing in York did this several times last year.
Last year there were 25 such multi-lot sales with a total value of $79.6 million. These sales involved 703 properties.
LGI Homes purchased property in the Knights Bridge neighborhood of Chester County for $8.4 million in June. A total purchase worth $9.5 million this month included more than 70 lots.
The next largest multi-lot sale for new homes was an $8.3 million deal in December. KB Home Palmetto purchased 79 lots for the Bellina subdivision in York.
